Walden in Carmel Mountain Ranch: Two Districts, One Enclave Feel

What and where

Walden is a small collection of single family homes inside Carmel Mountain Ranch. Presley built it, and the Carmel Mountain Ranch Residential Community Association (CMRRCA) lists two Walden districts: Walden Greens, with 189 homes, and Walden Terrace, with 173. It is not a gated community.

Streets, as the CMRRCA lists them

Walden Greens: Etude Road, Lindamere Lane, Coldwater Court, Mulholland Court and Esprit Avenue.

Walden Terrace: Tradition Street, Etude Road, Scarsdale Way, Chalon Lane and Essence Road.

Insider view

My connection to Walden started with representing the sellers of 13693 Tradition Street and continued with 13509 Tradition Street. I’ve kept showing up through neighborhood visits and conversations with people who live here. For me, knowing a neighborhood includes what happens after the closing.

How Walden homes differ

Single story and two story plans both exist. Some two story plans have a bedroom and full bath on the main level and others do not. That matters for guests, multigenerational households and anyone planning for accessibility. Lot position, view type, garage count, owned solar, roof and window age, and renovation quality all change how one Walden home compares with the next. When comparing sales, consider any documented concessions and terms alongside the closing price.

The planned Walden Neighborhood Park

The City’s general development plan describes a planned 1.9 acre Walden Neighborhood Park within the Trails at Carmel Mountain Ranch project. Lennar is the developer. Planned amenities include a turf area, children’s play area and shade shelter. An opening date has not been confirmed here. Check current timing with the City and developer.

What to investigate before you buy or sell

  • Confirm association dues and what they cover for the exact address. A listing remark that says “no Mello-Roos” is a claim to check on the tax bill.
  • Confirm whether the property is in Walden Greens or Walden Terrace, and verify its floor plan and association obligations.

Who serves Walden

  • Fire: San Diego Fire-Rescue says Fire Station 42, 12119 World Trade Drive, serves Carmel Mountain Ranch and its surrounding areas. Which station responds to a specific address depends on dispatch, so confirm with the City or district for the exact address. In an emergency, call 911.
  • Police: the City lists the SDPD Northeastern Division, 13396 Salmon River Road, for Carmel Mountain Ranch.
  • Library and planning: see the Carmel Mountain Ranch guide.

A mailing address or ZIP code does not decide which city, county or district serves a property. Confirm service for the exact address.
